What BEVA Inspections Are

BEVA stands for Building Exterior Visual Assessment, the official visual inspection required under the City of Calgary Building Maintenance Bylaw #33M2016 for buildings above five storeys.

These inspections assess the condition of exterior walls and roofs to confirm they are free from hazardous conditions and in good repair.

When BEVA Inspections Are Needed

The City of Calgary bylaw requires that owners of buildings higher than five storeys complete a BEVA once every five years. The bylaw also defines “good repair” as structures that are free from:

  • Significant damage

  • Delaminating or detaching surfaces

  • Broken, missing, or fallen parts

  • Rot or other major deterioration

  • Openings not secured against the infiltration of air or precipitation

In addition to regulatory requirements, completing a BEVA helps building owners identify maintenance needs before they become costly or safety risks.
